Welcome to New Testament Investments LLC. By applying for or residing in our Shared Housing Program, you agree to the following Terms & Conditions. Please read them carefully, as they outline the rights, responsibilities, and expectations for all residents.
1. Housing Program Overview
- New Testament Investments LLC provides affordable, fully furnished shared housing designed for independent living in a community setting.
- All residents are expected to contribute to maintaining a safe, clean, and respectful environment.
2. Eligibility & Application
- All applicants must complete an application and consent to background and eviction history checks.
- Acceptance into the program is based on meeting eligibility criteria and availability of rooms.
- Submission of false or misleading information will result in denial or termination of housing.
3. Rent & Payments
- Rent must be paid in full and on time to remain in good standing.
- Accepted payment methods include: Cash, Money Order, Zelle, PayPal, or via our tenant portal (Innago).
- Receipts will be issued for all payments.
- Late or missed payments may result in additional fees and possible removal from the program.
4. Shared Living Expectations
- Residents must live peacefully and respectfully with others in the home.
- Common areas (kitchen, bathrooms, living room, etc.) must be kept clean at all times.
- No illegal activity, harassment, or violence will be tolerated.
- Noise must be kept at a reasonable level to ensure the comfort of all residents.
5. Utilities & Services
- Rent includes utilities such as electric, water, and internet.
- Cable and internet access are provided but subject to provider availability and service limitations.
- Residents are responsible for their personal belongings and must provide their own renter’s insurance if desired.
6. Prohibited Conduct
- Illegal drugs, firearms, and weapons are strictly prohibited.
- Smoking is only permitted in designated outdoor areas.
- Subletting or allowing unauthorized individuals to stay overnight without approval is not allowed.
- Residents may not alter, damage, or remove furnishings provided by New Testament Investments LLC.
7. Personal Property & Liability
- New Testament Investments LLC is not responsible for loss, theft, or damage to personal belongings.
- Residents are strongly encouraged to secure personal items and obtain renters insurance.
8. Termination of Housing
- Failure to comply with these Terms & Conditions, repeated late payments, disruptive behavior, or illegal activity may result in termination of housing.
- A written notice will be provided for termination, in accordance with housing policies.
9. Limitation of Liability
- New Testament Investments LLC is not liable for interruptions in utility services outside of our control.
- Participation in the housing program is at the resident’s own risk.
10. Amendments
- These Terms & Conditions may be updated or modified at any time. Residents will be notified of significant changes.
By residing in a New Testament Investments LLC shared housing property, you acknowledge that you have read, understood, and agreed to these Terms & Conditions.
