Terms & Conditions of Use for New Testament Investments LLC Property Management & Shared Living Services

1. General Terms

  • Acceptance of Terms: By accessing or using New Testament Investments LLC (“we,” “us,” or “our”), a property management and shared living provider, you (“you,” “your,” or “Tenant”) agree to comply with and be bound by these Terms and Conditions. These terms govern your use of the website, property rental services, and any related services provided by New Testament Investments LLC.
  • Eligibility: To use our Services, you must be at least 18 years of age and legally able to enter into a contract.

2. Services Provided

We offer a range of property management services such as: 

  • Property Management: Provide listings of available rental properties, manage rental properties, including both individual units and shared living spaces, on behalf of property owners.
  • Shared Living Spaces: We offer communal living arrangements that provide residents access to common areas and shared facilities.
  • Communication between tenants and landlords.
  • Facility maintenance and support services.
  • Payment processing for rent and utilities.

3. User Responsibilities

  • Registration: You may need to create an account to access certain features or services. By registering, you agree to provide accurate and up-to-date information. You are responsible for maintaining the confidentiality of your account login information and for all activities that occur under your account.
  • Tenant Conduct: Tenants must adhere to the community guidelines, respecting the rights and privacy of other residents. This includes but is not limited to noise regulations, cleanliness, and adhering to local laws and building policies.
  • Shared Living Etiquette: As a resident in a shared living space, you agree to be considerate of other residents’ needs, including respecting shared spaces and managing personal behavior.

4. Rent, Fees & Payments

You agree to pay all rent and associated fees promptly in accordance with the terms specified in your rental agreement.

  • Application Fee (if applicable)
  • Administrative Fee and/or Security Deposit
  • Rent Payments: Rent payments are due on a [weekly/monthly] basis, as outlined in your rental agreement.
  • Payment Methods: Payments must be made using the methods specified by us (e.g., bank transfer, online payment platform, cash or money order).
  • Late Payments: Any late payments may result in additional charges, penalties or termination of your rental agreement.

5. Booking and Rental Process

Once you select a property or shared living space, you will follow our booking process, which may involve:

  • Application and approval.
  • Signing of a rental agreement or lease.
  • Payment of any required deposits or fees.

The terms of the rental agreement will supersede these Terms and Conditions for the duration of your tenancy.

6. Tenant Conduct and Shared Living Rules

As part of a shared living environment, you agree to:

  • Follow all house rules and guidelines established for the property.
  • Respect the privacy and rights of other tenants.
  • Keep common areas clean and tidy.
  • Report any damage or issues with the property to the property management team promptly.

7. Property Use and Maintenance

  • Property Condition: We are responsible for maintaining the property in a habitable condition and will make necessary repairs within a reasonable timeframe. Tenants are responsible for reporting maintenance issues promptly and for taking care of any minor repairs that fall under their responsibility.

8. Termination of Agreement

We may terminate your rental agreement if you violate any terms or conditions, including failure to pay rent or breach of conduct policies. You may also terminate the agreement with appropriate notice, as specified in your rental agreement.

9. Privacy Policy

10. Limitation of Liability

New Testament Investments LLC is not responsible for any personal injury, loss, or damage to personal property during the tenancy, unless caused by our negligence or failure to maintain the property.

Any disputes arising from these Terms and Conditions or your rental agreement will be resolved through mediation or arbitration, as outlined in your rental agreement. By agreeing to these terms, you consent to resolving disputes in this manner.

12. Changes to Terms and Conditions

We reserve the right to update or modify these Terms and Conditions at any time. Any changes will be posted on our website, and your continued use of our services constitutes acceptance of those changes.
